What is the First Home Owner Grant (FHOG)?

The Victorian First Home Owner Grant is a one-off payment of $10,000 for eligible first home buyers who buy or build a brand-new home valued up to $750,000. It does not apply to established (previously lived-in) homes.

Am I eligible?

To qualify in Victoria you generally must:

  • Be a natural person (not a company) aged 18+
  • Be an Australian citizen or permanent resident (at least one applicant)
  • Never have owned property in Australia before
  • Live in the home as your principal place of residence for at least 12 months, starting within 12 months of settlement
  • Buy a new home (never sold or occupied as a residence before) valued at $750,000 or less

Stamp duty concessions (often worth more than the grant)

Victorian first home buyers also get valuable stamp duty (land transfer duty) relief:

  • Full exemption for homes valued up to $600,000
  • Sliding-scale concession for homes valued $600,001–$750,000

On a $600,000 purchase, this can save you well over $15,000 — more than the FHOG itself.

The federal First Home Guarantee

Separately, the Commonwealth First Home Guarantee lets eligible buyers purchase with as little as a 5% deposit without paying Lenders Mortgage Insurance (LMI) — the government guarantees the rest. Places are limited each financial year.
